What can you expect from the new Home Buyers Report?
The main purpose of the report is to help the home buyer to make a reasoned and informed decision on:
- whether or not to go ahead with buying the property;
- What to pay for the property;
- the repairs the property needs, if any; and
- what other advice to take before exchanging contracts.
The report covers the entire building, the services and the site and includes:
- comment on the general condition and features of the property;
- condition ratings on the structural elements of the building, out buildings and services;
- particular items that should be referred to legal advisors, such as rights of way;
- specific risks; and
- other matters such as location, and energy performance.
The Home Buyers Report is suitable for post Second World War properties of traditional construction. It is recommended that for older properties, or where there may be significant defects, or where major alterations are planned, a full building survey is carried out. |
